American Realty of Captiva arranges vacation rentals for privately-owned properties in South Seas Island Resort (formerly known as South Seas Planatation).
The resort also rents properties for its owners, generally at a much higher rate which helps cover the resort operating budget including costly amenities.
South Seas issues an electronic identification (RFID) tag to guests who book through the resort, and these creditionals are required to use certain resort amenities.
Certain amenities (e.g., golf) also require additional payments or fees.
The electronic ID tags are not available to AMRC guests.

NOTICE TO NON-RESORT GUESTS
from SOUTH SEAS RESORT OWNER, L.L.C.
Dear Guest,
Please be advised that the South Seas Island Resort (the "Resort") provides certain services, including, without limitation, front desk, concierge, housekeeping, maintenance, and engineering (the "Services")
exclusively to offical Resort guests and those individuals renting units through one of the Resort's qualifying lease or rental programs (the "Resort Guests").
Because the unit you have rented is not part of the Resort rental program, none of the Services will be available to you.
Notwithstanding that the unit you have rented is not included within the Resort's rental program, the Resort will permit you to have access to certain amenities owned and/or operated by the Resort, including,
without limitation, restaurants and other food and beverage outlets, beach chairs and towels, children's programs, tennis courts, and golf (the "Amenities") upon payment to the Resort of a daily fee of
$75 per person per night (the "Amenity Access Fee").
The Amenity Access Fee must be paid in advance for the full intended duration of your stay and must be paid no later than the time you arrive at the Resort.
Your use of the Amenities will also be subject to the Resort's other rules and regulations, the details of which are available at the Resort front desk.

There are clear advantages to renting through AMRC rather than booking through the resort.
In summary, you enjoy the same resort accommodations at a much lower rate.
You can still use the association-owned amenities (call AMRC for details, but typically these include the local pool, patio and hot tub, beach, and tennis courts).
Most or all "restricted" amenities listed below are readily available to our guests from providers outside the resort anyway, often at a more attractive price.
Some other amenities advertised by the resort are actually open to the public and not affiliated with the resort at all.
For example, the boats of Captiva Cruises depart from McCarthy's pier in Captiva Village; enjoy a trip to other islands such as Cabbage Key, or a sunset cruise into the Gulf.
The following South Seas amenities require the amenities card. We recommend the alternatives shown.
Please call to confirm the latest information, as the resort may changes policies at any time.
- Resort Restaurant.
There are currently two restaurants operating inside South Seas resort, but more may eventually open.
(which may alleviate the excess demand and increase competition to provide good service and good value within the resort).
AMRC guests can't eat in those restaurants.
A well-respected trip adviser says, "No problem! Eat better food, pay less, and get better service at the numerous restaurants in the Captiva Village area."
Some are quite popular and attract diners all the way from mainland Florida.
There are also many restaurants on Sanibel including some good ones right across the Blind Pass bridge from Captiva.
- The pool bar.
Enjoy your happy hour at any of the fine establishments in the Captiva Village area, and don't forget the daily sunset party on the beach or at The Mucky Duck.
For a good selection of domestic and imported wine and beer, stop by The Island Store, and for spirits visit Captiva Liquors next door.
The Ships Store at the Marina (in the resort) is open to AMRC guests (and accepts cash).
- Equipment rentals.
High-quality beach gear is just a phone call away, and at very attractive rates.
There are numerous customer-oriented companies that will rent and deliver beach chairs, umbrellas, bikes, and practically anything else you could need.
- Par 27 Golf Course.
Yes, it's a pretty little golf course and nine par-3 holes wouldn't delay you from other things.
Instead, enjoy a great golf outing to one of the 18-hole championship courses on Sanibel: Beachview (par 71, course rating 70.8)
and The Dunes (par 70, course rating 68).
- Children's program.
Ask us about the excellent alternatives on Captiva and Sanibel.
A great vacation for the kids makes a great vacation for the parents!
- Water Sports.
The most popular water sports headquarters on the island, Yolo Watersports, is right in Captiva Village, and is not affiliated with South Seas.
They provide excellent customer service, too.
- Trolley.
Enjoy the quaint trolley from a distance, but they won't let you board.
Actually, the trolley no longer brings resort guests to Captiva's Village, so there's much less reason to ride it anyway.
Just hop in your car to access the many shopping, dining and activity options in the Village area.
- Tennis.
Call us for the latest status of the tennis court availability.
If the South Seas courts aren't available, there are other options including golf/tennis clubs on Sanibel.
